Can you BnB it in Coachella?
RestrictedCoachella requires a city short-term vacation rental permit, annual or seasonal, before a home can be rented for 30 days or less, and annual permits stop issuing in any neighborhood once 20 percent of its homes hold one. A permit expires when the property is sold and the buyer must apply for a new one; only transfers among family members, spouses, or into a personal or family trust keep the permit alive.

Caps and limitsAnnual permits may not be issued to more than 20 percent of the residential dwelling units within any neighborhood, a neighborhood being the area of a final recorded subdivision map or, failing that, the city's official neighborhood map; once a neighborhood is at 20 percent no further annual permits issue there until enough expire or are revoked (5.80.030(D)(1) and (2)). Seasonal permits are not subject to the 20 percent limit (5.80.030(D)(3)). No owner may hold more than five permits of any kind at one time, counted collectively across affiliated corporations, partnerships, LLCs or other entities; owners holding more than five as of April 1, 2025 may renew them (5.80.030(C)).L15.80.030(D) · code text · checked 2026-09-13
Transfer when the home sells5.80.030(A): 'Permits are non-transferrable.' 5.80.060(D): on a change of property ownership the permit automatically expires and the successor owner must apply for and obtain a new permit before continuing to rent; a change in ownership of a business entity that owns the property which triggers property tax reassessment counts as a change of ownership and expires the permit. Exception: a change of ownership between family members or among spouses, including as a result of death or divorce or a transfer to a personal or family trust, does not expire the permit; family members means spouses and biological or adopted children, parents, brothers or sisters, grandparents, grandchildren, uncles, aunts, nephews or nieces of the owner. The owner must notify the city in writing of any change in ownership, whether or not it expires the permit, within 14 days. No transfer application window or grace period for buyers; a buyer in a neighborhood at the 20 percent cap cannot get a new annual permit until one frees up.L15.80.030(A) · code text · checked 2026-09-13
