Caps and limitsNo citywide numeric permit cap. Whole-home rental of a PRIMARY residence is limited to 90 days per calendar year (5.68.110); partial-home primary rentals and nonprimary rentals have no night cap. An applicant's primary residence must be in the city, and an applicant may hold a permit for no more than one nonprimary residence STR at a time (5.68.050(G)). ADUs and JADUs with construction permits applied for on or after January 1, 2020 are ineligible, as are deed-restricted affordable units, SB 9 two-unit development or urban lot split units, special group residences and SROs (5.68.050).L15.68.050(G) · code text · checked 2026-09-13
Transfer when the home sellsA permit does not pass automatically, but a new owner or long-term tenant may keep operating by submitting a transfer application to the Director of Development Services within 14 calendar days of the change of ownership or long-term tenancy, with fees and the 5.68.070 application contents (5.68.090(A)). If a timely and complete transfer application is filed, the existing permit is extended until the Director approves or denies it (5.68.090(B)). Missing the 14 day window means the buyer cannot operate under the prior owner's permit and late filing may be cause for denial (5.68.090(C)). Outstanding code violations may be cause for denial unless remedied within 30 days of notice (5.68.090(D)). Any other transfer between persons, or from one property to another, is void (5.68.090(E), (F)).L15.68.090(B) · code text · checked 2026-09-13

Check a specific address

The checker resolves any California address to its jurisdiction and returns these rules with their verification level. Where a county or city publishes a licensed-rental registry or parcel map (Riverside County, San Diego, Palm Springs, and a growing list), it also runs parcel spacing, permit cap, and registry checks.
